MOLD/AIR QUALITY TEST
A Mold/Air Quality test is done in conjunction with an Inspect Central Florida general home inspection in an attempt to confirm the presents of airborne mold. The air quality test is conducted using a specially designed air pump to pull air through filters which trap airborne mold spores. Samples are taken inside and outside the home. This way the amount and type of mold found in the outside air can be compared to the types and amount of mold found inside the home. The filters are then sent to a lab to be analyzed. The results will show the types of mold found in the air, the common origins of the types of mold found, common symptoms of those types of mold, and whether or not the types of mold are elevated.
Air quality tests are typically run when there is a reasonable suspicion of positive results. Tests are also run when evidence of moisture intrusion, which can lead to mold growth, are suspected or found during a general home inspection. Homebuyers that have a history of sensitivity to mold have also run air quality tests as a precaution. It is important to keep in mind that while an air quality test can be helpful, it is not perfect. A negative result for elevated mold does not mean that the home is free of mold. Mold can exist in walls, attic spaces, and many other places as long as there is moisture and organic material to support its growth. If this mold is not producing airborne spores at the time of the test, it will not be detected. The best way to limit the chances of mold growth in a structure is to limit the moisture intrusion. A moisture free home will be a mold free home.
