Roof:  Florida weather puts roofs through a lot. We evaluate visible condition, installation concerns, and signs of damage or deterioration. We will also tell you how old the roof is and how much longer it will last.

HVAC System:  Air conditioning isn’t optional in Central Florida. We assess condition, performance, age, life expectancy and visible concerns.

Most inspections take [2–3] hours depending on the home’s size, age, and condition. We don’t cut the process short to fit a schedule — the home gets the time it needs.

Should I attend the inspection?

You’re welcome to — and many buyers find it genuinely useful to walk through the home with us, ask questions on the spot, and see the major systems firsthand. That said, attendance isn’t required. Either way, you’ll receive a detailed report and we’re available afterward for any questions that come up.

When will I receive my report?

Reports are delivered within 24 hours of the inspection — in most cases the same day or evening. Real estate timelines don’t wait, and neither should your report.
